Many factors need to be reviewed before deciding to buy a static caravan holiday home. Among the most crucial considerations is the nature of the return on your investment.

It’s important to remember that acquiring a static caravan should not be viewed as a financial investment with expected returns; instead, it should be seen as a way to invest in quality leisure time with your family in a location you love.

The prices of all of our static caravan holiday homes are based on several factors that are updated and reviewed on a regular basis. The following factors all contribute to the sale price of our holiday homes:

The price of building the pitch, transporting the caravan to site, decking, siting and the cost of the unit.

In addition, the age of the caravan and age limit for it reminaing on site are also taken into consideration.

Our reception is open 7 days a week and you can pop in any time to view the site. For a detailed tour, information and purchasing you should arrange a meeting with the site manager through our friendly wardens at reception.

Your family can come for the day or stay the night. When you are not using your holiday home you can invite your family to stay for a holiday.

You are not permitted to sub-let your holiday home to other guests. You can invite family members to visit and stay in your holiday home without charge, but they must sign in at reception and be listed as family members on your licence agreement.

There is parking for one car beside each holiday home and additional parking at reception for guests if required.

Well behaved dogs are welcome and should be kept on leads whilst around the caravan park. You should pick up after your pets and use the bins provided to dispose of waste. We have a dog walk at the back of the caravan park where you can let your dogs run provided they can be kept under control.

Yes, we have a 12-month licence so you can visit and stay in your holiday home at any time of the year.

Children are most welcome at Linwater, including grand children who can come to stay with you. There is a spacious outdoor play area located in the middle of the caravan park and plenty of games and DVD’s that can be borrowed from the communal kitchen on the touring site.

This is taken on a case-by-case basis depending on the availability of pitches. If you wish to move, you would be required to pay for this, including disconnection and re-connection fees.

Wi-Fi is available at the main reception for light use. The Wi-fi signal can fluctuate and may not be available all the time. The site is not due to be upgraded to fibre until at least 2025, however you can never expect our Wi-Fi to be as strong as at home, even with this upgrade. We advise that guests look at other options including the use of 4G/5G which can be purchased independently of the site if they would like higher usage.

All alterations and additions to your caravan and pitch must go through the office to be authorised by the park manager. Decking would need to be constructed by a park preferred contractor. All alterations must be in keeping with the park surroundings, including deck and shed colour. You are not permitted to fence around your holiday home.

You cannot live in your caravan as the park is a holiday park not residential. Being retired does not mean you are on holiday. The test is whether you have a main residence elsewhere.

Pre-owned caravans are sold as seen and do not come with a guarantee. New caravans come with a manufacturer’s guarantee.

You can keep your holiday home on our site until it is 20 years old. (Age is from manufacturing date). After this you would need to arrange for your caravan to be moved off site or alternatively you can part exchange it for a new or newer model.

For health and safety reasons we do not permit owners to have hot tubs on site.

There would be a disconnection charge to pay which will be reviewed annually. Currently we have priced the cost of a move at £600+VAT. The Park would help to locate a buyer for your caravan to the best of our ability. Termination of your licence agreement would be in line with the terms and conditions in this pack..
