Linwater is the perfect location to have your own holiday home. With a 12 month licence you can access your caravan all year round! Bring friends over for Christmas, while away your weekends or stop for your summer holidays, the choice and flexibility is yours.
The site is a quiet, relaxed and family friendly spot. We are dog friendly and there is easy access to the outdoors where you can walk, run and cycle. West Lothian can be reached via the Almondell Country Park, the Pentland Hills are a short drive or cycle and the Union Canal towpath passes the door as it meanders from Edinburgh to Glasgow!
Like a spot of fishing? You can purchase permits for West Lothian Angling Club on site for the Almond River with the closest access just over 100 metres away.
There are attractions galore within a few miles, both heading into Edinburgh and off to the west, so it’s safe to say that whether relaxing on site or exploring the area, you won’t be bored on your visits to the park!
All of our holiday homes offer modern and contemporary living space.
All include gas central heating systems, modern boilers, cooker, fridge and freezer. To the side of your van you will have space to make it your own.

We have listed below some of the questions that we receive regularly from guests. However, if you have any additional questions or would like more details, please do not hesitate to contact a member of our team.
Q. When can I come to view the park?
A. Our reception is open 7 days a week and you can pop in any time to view the site. For a detailed tour, information and purchasing you should arrange a meeting with the site manager through our friendly wardens at reception.
Q. Can my family visit us at our holiday home?
A. Your family can come for the day or stay the night. When you are not using your holiday home you can invite your family to stay for a holiday.
Q. Can I sub-let my holiday home?
A. You are not permitted to sub-let your holiday home to other guests. You can invite family members to visit and stay in your holiday home without charge, but they must sign in at reception and be listed as family members on your licence agreement.
Q. Can I park alongside my holiday home?
A. There is parking for one car beside each holiday home and additional parking at reception for guests if required.
Q. Are dogs welcome?
A. Well behaved dogs are welcome and should be kept on leads whilst around the caravan park. You should pick up after your pets and use the bins provided to dispose of waste. We have a dog walk at the back of the caravan park where you can let your dogs run provided they can be kept under control.
Q. Is the park open all year?
A. Yes, we have a 12-month licence so you can visit and stay in your holiday home at any time of the year.
Q. Are children welcome on site?
A. Children are most welcome at Linwater, including grand children who can come to stay with you. There is a spacious outdoor play area located in the middle of the caravan park and plenty of games and DVD’s that can be borrowed from the communal kitchen on the touring site.
Q. Can I choose my pitch and relocate my caravan.
A: This is taken on a case-by-case basis depending on the availability of pitches. If you wish to move, you would be required to pay for this, including disconnection and re-connection fees.
Q. Is there Wi-Fi on the park?
A. Wi-Fi is available at the main reception for light use. The Wi-fi signal can fluctuate and may not be available all the time. The site is not due to be upgraded to fibre until at least 2022, however you can never expect our Wi-Fi to be as strong as at home, even with this upgrade. We advise that guests look at other options including the use of 4G/5G which can be purchased independently of the site if they would like higher usage.
Q: Do I need permission for outdoor alterations, decking or a shed?
A: All alterations and additions to your caravan and pitch must go through the office to be authorised by the park manager. Decking would need to be constructed by a park preferred contractor. All alterations must be in keeping with the park surroundings, including deck and shed colour. You are not permitted to fence around your holiday home.
Q: Can I live in my caravan? I am retired and want to use my caravan all the time?
A: You cannot live in your caravan as the park is a holiday park not residential. Being retired does not mean you are on holiday. The test is whether you have a main residence elsewhere.
Q: Does the caravan come with a guarantee?
A: Pre-owned caravans are sold as seen and do not come with a guarantee. New caravans come with a manufacturer’s guarantee.
Q. Is there an age limit on my holiday home?
A. You can keep your holiday home on our site until it is 20 years old. (Age is from manufacturing date). After this you would need to arrange for your caravan to be moved off site or alternatively you can part exchange it for a new or newer model.
Q. Can I have a hot tub on the site?
A. For health and safety reasons we do not permit owners to have hot tubs on site.
Q: What happens when the caravan has reached the end of its life at the park or if I want to take it off site?
A: There would be a disconnection charge to pay which will be reviewed annually. Currently we have priced the cost of a move at £600+VAT. The Park would help to locate a buyer for your caravan to the best of our ability. Termination of your licence agreement would be in line with the terms and conditions in this pack..
